Getting a pre-approval from a lender gives buyers leverage and confidence when searching for homes and submitting offers.

Search

Know upfront what you want and don't want. Provide feedback on what you see.

We'll go through the purchase contract to ensure all the terms are understood and agreed upon.

Due Diligence

Once your offer is accepted, the appraisal and inspections will take place.

A broker has received education beyond the requirements for a real estate agent license. Brokers oversee the day-to-day operations of the brokerage, and ensure agents comply with state and local laws. In order to work as a real estate agent, agents must operate under a brokerage.
It depends on the neighborhood and the condition of the home. Location is extremely important when considering where to buy. If you buy an older home, try to buy the “worst” house in the “best” neighborhood. 
When inventory is down, demand goes up. And when demand goes up, prices go up. There is no way to predict the patterns of market conditions, but current interest rates and the number of houses on the market are good indicators for market conditions.
The length of the loan process depends on the preparedness of the buyer and responsiveness of the financial institution. The pre-qualification process is quick. Once the buyer has submitted the loan application and all important documentation, the lender handles the rest. The process could take a little longer if there are additional documents needed, if there are gaps in employment, or other financial concerns. I always encourage clients to use mortgage brokers vs. direct lenders. Clients can avoid fees and hidden charges this way.
